About This Project

Real estate transactions—especially the offer phase—are notoriously messy. Listing agents juggle multiple offers coming in via email, text, and fax, with no standardized way to compare them. Buyer agents submit offers blindly, with no feedback on whether they're competitive. The result is frustration on all sides and outcomes that don't serve anyone well. I designed and built OfferDate from the ground up as a dual-sided platform serving both listing agents and buyer agents. Listing agents can create listings, set offer deadlines and preferences, and receive all offers through a structured interface. The platform's AI analyzes offers across multiple dimensions—price, terms, financing, timeline—and provides strength rankings and recommendations. Buyer agents get the app completely free: they can browse listings, download disclosures, and submit offers with real-time feedback on how competitive their offer is, without ever seeing the details of competing offers. One of the more interesting technical challenges was building a privacy-first competitive intelligence system. The AI needs enough data to provide meaningful strength indicators, but we couldn't expose sensitive offer details between competing parties. I solved this by designing an anonymized scoring system that gives actionable feedback without revealing specifics—so a buyer agent might learn their offer is "trailing" without knowing the leading offer's price or terms. The platform includes native iOS and Android apps (Flutter), a full marketing website, Supabase backend with real-time subscriptions, Apple and Google authentication, push notifications via OneSignal, and secure document handling. Getting through App Store review required implementing proper account deletion with a 7-day grace period and recovery flow, plus ensuring Apple Sign-In properly captured user names on first authentication. The app is now live and being used by licensed real estate agents, with a straightforward pricing model: free for buyer agents, pay-per-listing or subscription for listing agents.
